Newcomb and Company offers commercial customers the opportunity to properly maintain their systems
by entering into a commercial service agreement. These customers meet with a commercial contract
salesman to review the equipment to be covered under the agreement and then determine the frequency
of the maintenance in accordance with the operations and maintenance manuals and to suit the customer's
needs. The agreements specify the procedures to be performed at each service interval. Three types
of contracts are available to commercial customers. A full maintenance contract covers all labor and
parts during the term of the contract. A labor only contract covers any labor charges incurred for
repairs during the contract period and the final category is a time and material contract. The time
and material contracts are usually negotiated whereby the maintenance portion of the contract is performed
at an established price and any repairs are billed separately according to a pre-determined billing schedule.
As every contract is unique to the building and related equipment it is important to make sure that a provider
does what is required in the maintenance, manual and does it according to the agreed-upon schedule. Newcomb
